Building a new home is a big project, but it follows a clear sequence. Here’s an overview of the main stages, from finding a plot to getting the keys.
1. The plot
Before you buy, check the planning position, access, the ground conditions, whether services like water, drainage and electricity are available, and any restrictions on the title. A site survey early on can save expensive surprises later.
2. Design and planning permission
An architect or designer draws up the house, and a planning application goes to the council. Once permission is granted, check the conditions carefully, because some need to be dealt with before work can start.
3. Building Regulations and warranty
Detailed drawings and structural calculations go to building control for Building Regulations approval. Most new homes also have a structural warranty from a provider such as NHBC, LABC Warranty or Premier Guarantee. Lenders usually require one, and it will also inspect the work. If you’re self-building, check whether you can claim relief from the Community Infrastructure Levy, and apply before work starts.
4. Groundworks and foundations
The site is cleared and set out, foundations are dug and poured, drainage is laid and the ground floor is formed. This stage is where the weather has the most effect on the programme.
5. The shell
Walls go up, floors go in and the roof goes on. Once windows and external doors are fitted, the house is “weathertight” and work can move inside whatever the weather.
6. First fix
Electricians, plumbers and heating engineers run cables and pipes through the walls and floors, and internal walls are formed.
7. Plastering and second fix
Walls and ceilings are plastered. Then come kitchens, bathrooms, doors, skirting, sockets, radiators and flooring.
8. Finishing, sign-off and handover
Decorating, snagging and cleaning. Building control and the warranty provider make their final inspections, and the certificates are issued. Utilities are connected, and you get the keys, with all the paperwork you’ll need to live in, insure and one day sell the home.
How long does it take?
It depends on the size and complexity of the house, the construction method and the time of year, so we’d always give you a realistic programme for your project rather than guess.
We build single homes and small developments across Southampton and Hampshire, managed from start to finish by one team. Call us on 07788 975194 to talk about your plot.
