Choosing a builder is one of the biggest decisions in any project. A good builder will be happy to answer these questions clearly. If you get vague answers, or pressure to sign quickly, take that as a warning sign.
1. Can I see work you’ve done, and speak to past customers?
Look at photos of finished projects, read their Google reviews and, if you can, speak to someone they’ve built for recently.
2. Are you insured, and can I see the certificate?
A builder should carry public liability insurance and be happy to show you the certificate. Ask how much cover they have.
3. Will you give me a written, itemised quote?
A single total on a scrap of paper isn’t enough. An itemised quote shows what’s included, what isn’t, and makes it much easier to compare builders fairly.
4. What isn’t included?
Ask about the things that often get left out: skip hire, scaffolding, plastering, electrics, decorating, and making good the rest of the house.
5. How do payments work?
Stage payments, where you pay as agreed stages of work are completed, are normal. Be wary of anyone asking for a large sum up front before any work has started.
6. Who will be on site, and who do I call?
Find out who will actually be doing the work and who your day-to-day contact is. One named person who knows your job makes everything easier.
7. How long will it take, and when can you start?
A realistic programme is a good sign. So is honesty about what could affect it, such as the weather, material deliveries or building control inspections.
8. Who deals with Building Regulations and inspections?
Make sure it’s clear who will arrange building control inspections and who will make sure you get a completion certificate at the end.
9. How will changes be handled?
Changes during a build are normal. Ask how they’ll be priced and agreed. The best answer is “in writing, before we do the work.”
10. How do you look after my home while you work?
Ask how they’ll protect floors and furniture, keep dust down, keep the site tidy and keep you safe while you live there.
A final tip
